Take one determined, self-made man and a cow pasture, and you’ll have the beginnings of Morgan Plaza. Jack H. Morgan Sr., Newton County bred and born, farmer, pioneer in the pulpwood industry, real estate investor and local politician, needed a place to locate a home and auto supply business after his first one burned at Christmas 1974. The site of Morgan Plaza located on then little-used Pace Street was a cow pasture until he bought it in 1975 and began to fill in the low-lying farmland with red dirt trucked from his farm east of Covington. The farm was home to his wife and stalwart helpmate Barbara and their eight children.

One building went up, where he and Barbara ran the home and auto supply, then an addition was made, then another and another. He continued to develop the three-acre site until the last retail spaces were built-in the early 1980s, by best memory. As a small businessman himself, Jack was creating what he would later call a small business incubator, and purposefully keeping rents low to encourage start-up businesses and small employers.

Some tenants in the 27-unit shopping center have been there for more than 30 years, and new ones flock to any vacant unit, drawn by its excellent location between Highway 278 and downtown Covington, its easy ingress and egress, and ample parking. The property continues to be owned and managed with a personal touch by Jack and Barbara’s children and grandchildren.
